10 Steps to property management

  1. Determine Rental Listing Price
  2. Knowing what your property will potentially rent for and how many days it may be on the market is the first thing owners should know. We provide a free rental market analysis based on recent rental activity and comparable properties in the neighborhood. We look at listed pricing, how many days on the market, and leased pricing providing recent insight into the rental market. This information benefits every owner’s pursuit of having a rental before pursuing any rental investment.

  3. Review Rental Market Analysis
  4. The rental market analysis is sent and reviewable by the owner. We also offer a free 30 minute phone consultation regarding the report and answer any questions.

  5. Schedule an appointment with a Rave Property Mgmt. representative
  6. Schedule a time with one of our expert reps to meet at the home and discuss how to prepare or maintain the property for management. We perform a thorough walk through of the property, take photos, and provide recommendations before placing it on the market.

  7. Complete the New Client Information ONLINE Form
  8. Easy online form to get started with our property management services. Enter your information, property details, and upload documents in one convenient place.

  9. Review and Sign the Property Mgmt. Agreement via Docusign
  10. The property management agreement is sent online for convenient processing and signing. A copy will be provided immediately upon signing. We have a hassle-free termination policy provided a 30-day notice and can be canceled by either party at any time.

  11. Photos / Sign / lockbox & begin marketing efforts
  12. Our operations team gets underway by placing a sign and lockbox on the property, additional photos taken if needed, and begin marketing efforts to acquire new tenancy.

  13. Screen application, Tenant Signs Lease and/or Pet Agreement
  14. Applicants go thru an extensive screening process by credit history, criminal background checks, income qualification, and rental history. An approved applicant signs the lease and pet agreement (if applicable).

  15. Property Owner schedules utility disconnect
  16. Once new residency has been established and lease signed, utilities may be scheduled for disconnect as tenants are responsible upon start date of the lease.

  17. Collect Tenant Rent/Security Deposit
  18. We collect the security deposit and first months rent. An owner disbursement for rent will be transferred less costs such as any repairs, makeready, management or leasing fees.

  19. Rave Property Management manages property activities
  20. Property management resumes. We continue to collect rent, provide customer service for the tenants, and send monthly disbursement, reports, and any communication relative to the activities of your property.
